										<content:encoded><![CDATA[<p>Tenants continue to discover 125 West 57th St., the new, mixed-use tower on Billionaires’ Row.</p>
<p>As we previously reported, the 30-story project by Alchemy-ABR Investment Partners and Cain International signed restaurant team Ten Five Hospitality, creator of popular Mother Wolf locations in Miami and Los Angeles, for a large ground-floor eatery with a new concept.</p>
<p>Now, two more office tenants have signed on. Investment firm Jadian Capital took 10,280 square feet on the 20th floor. </p>

<p>The tenant was repped by Newmark’s Eric Zemachson and Aaron Winston. JLL’s Mitchell Konsker, Christine Colley, Kristen Morgan, Kate Roush and Dan Turkewitz of Jones Lang LaSalle repped the ownership. </p>
<p>Investment management firm Kingdon Capital Management signed for 10,290 square feet on the 23rd floor. </p>
<p>CBRE’s Silvio Petriello and Tamika Kramer repped the tenant, and Mitchell Konsker’s JLL team repped the landlord. </p>
<p>Jadian Capital and Kingdon Capital Management have signed leases for 125 West 57th St. <span class="credit">Neoscape</span></p>
<p>The signings followed a recent lease with medical equipment company AdaptHealth.</p>
<p>The 260,000 square-foot tower includes 185,000 square feet of office space and a tenants’ amenities floor. </p>
<p>It will also provide a new home for Calvary Baptist Church.</p>

										<content:encoded><![CDATA[<p>The dumplings that conquered Times Square are coming to downtown Brooklyn.</p>
<p>Din Tai Fung, the giant Taiwanese soup dumpling restaurant where it can take weeks to get a reservation, signed a lease for a 20,000-square-foot jumbo at The Brook, Realty Check has learned. The 52-story rental apartment tower, which just started receiving tenants, is a project of the Witkoff Group and Apollo Global Management.</p>
<p>Witkoff Group was founded by Steven Witkoff, President Trump’s special Mideast envoy who’s credited with a large role in nailing down the peace agreement between Israel and Hamas that was announced last week.</p>

<p>Steven’s son Alex Witkoff runs the real estate company on a day-to-day-basis.</p>
<p>The Brook is the newest entry – and one of the largest and most impressive – on the thriving downtown Brooklyn residential scene, where rezoning sparked the creation of tens of thousands of new apartments over the past 15 years.</p>
<p>Rising at the convergence of Fulton Street and DeKalb Avenue, the nearly half-billion dollar project, designed by Beyer Blinder Belle, will have 590 rental units and 30,000 square feet of tenants’ amenities.</p>

<p>Din Tai Fung at Broadway and West 51st Street was an instant sensation when it opened in 2024 as the company’s first Big Apple location. The 450-seat venue brought life back to the long vacant space that was once Mars 2112. Din Tai Fung has branches in several states, the UK, China, other East Asian countries and more.</p>
<p>The Post reported in August 2024 that Din Tai Fung’s soup dumplings were not only delicious, but “pleasingly tactile … thanks to an 18-step hand-folding process that pleats the skin of each dumpling perfectly and achieves a so-called ‘golden ratio’ with the savory fillings.”</p>

<p>Restaurant site The Infatuation, noting that the initial mania over the Broadway outpost subsided somewhat, posted this month, “You can easily get a decent reservation as long as you plan a few weeks in advance.”</p>
<p>Din Tai Fung is expected to open at The Brook in early 2027.</p>

The refi was one of three that RFR head Aby Rosen pulled off on previously strained properties — the other two were retail portions of 670 Sixth Ave. and 150 E. 72nd St.</p>
<p>At 17 State St., which RFR has owned for 25 years, five renewals totaled 68,362 square feet. The largest was for Alphadyne Investment Management, which renewed early on 43,872 square feet.</p>
<p>Rosen, who’s shored up his formerly under-siege empire one property at a time, also signed deals with three new tenants totaling over 12,000 square feet, including AI-powered life insurance tech firm Optifino.</p>
<p>At 17 State St., which RFR has owned for 25 years, five renewals totaled 68,362 square feet. <span class="credit">RFR</span></p>

<p>Meanwhile, 17 State launched a new, 4,300 square-foot amenities space on the third floor. The Liberty Lounge and Conference Center boasts a lounge, cafe, library, screening room and ornamental foliage as an homage to nearby Battery Park.</p>
<p>As per CoStar, the tower is 89% leased. Asking rents range from $65 to $75 per square foot.</p>
<p>The reinvestment and repositioning of 5 Penn Plaza continues to pay off for investor-landlord Stephen Haymes. The 1916 structure between West 33rd and 34th streets landed another new tenant — Fireblocks, a blockchain security platform that helps to store, transfer and manage cryptocurrencies and other digital assets.</p>
<p>The firm, which is moving and expanding from 441 Ninth Ave., signed for 35,000 square feet on the entire 23rd floor and part of the penthouse with a wraparound terrace.</p>
<p>The building  boasts a new lobby, open views, an amenities center and a dog-friendly roof terrace,  and is more than 85% leased. Asking rents are in the $70-$80 per square foot range.</p>
<p>A JLL team led by Mitchell Konsker represented the landlord.  Newmark’s Aaron Ellison and Adam Spector repped the tenant.</p>

										<content:encoded><![CDATA[<p>The developers of Anagram luxury rental apartment towers are expanding the brand in Manhattan. Popular Italian trattoria brand Serafina is growing at even faster pace. The two will come together at 300 E. 50th St. at Second Avenue, where Serafina owners Vittorio Assaf and Fabio Granato will launch their first seafood-driven venue, Serafina Mare, next year.</p>
<p>The latest Anagram, which will begin receiving tenants in August, is a joint venture project of the development teams of Global Holdings and MAG Partners.</p>
<p>Global Holdings’ senior vice president Josh Feder said, “Each of our Anagram projects in the city is uniquely designed to fit into the neighborhood. </p>

<p>The new spot is the perfect match for Serafina’s first spinoff restaurant. Their team saw our vision and approached us, securing a full-floor lease before apartment leasing even began.”  </p>
<p>Granato said the location has special meaning for him because, “When I first came to the States, I lived in the building that was torn down for the Anagram. There’s a lot of energy in the neighborhood but no Serafina presence.”</p>
<p>The off-market transaction hasn’t been reported previously. Serafina Mare, with 5,000 square feet in the entire ground-floor retail space, will be the Serafina brand’s 13th Manhattan location in addition to others in the suburbs and around the US.</p>
<p>The new Serafina will do battle with La Pecora Bianca across the street. The latter is part of another growing Italian chain in the mid-priced field, a category that also  includes Felice, which recently signed a lease to open in Trump Plaza on Third Avenue at East 61st Street…</p>
<p>Granato wouldn’t discuss terms other than that the landlord provided a tenant-improvement allowance. “The rest is  all up to us,” he said. Serafina will get the space on Jan. 1, and will take nine months for design and construction.</p>

<p>The 194-unit Anagram Turtle Bay follows those at Columbus Circle, in Nomad, and in Gramercy. The new project by Eyal Ofer’s Global Holdings and MaryAnne Gilmartin’s MAG Partners began leasing in June and will be completed when move-ins start  in August.</p>
<p>Engineering and development consulting firm Mott MacDonald NY is expanding with a full-floor, 25,372 square-foot lease at the Empire State Building. The company will also continue to use its current 18,434 square-foot space at 1400 Broadway, which like the landmark skyscraper is owned by Empire State Realty Trust.</p>
<p>ESRT executive vice president Thomas P. Durels said, “Mott MacDonald is familiar with our turnkey office spaces, top-tier amenities, and sustainability leadership. We are pleased Mott MacDonald will continue their partnership with us and expand.”</p>
<p>A Colliers team repped the tenant. The ownership was repped by a Newmark team and in-house by Shanae Ursini.</p>
